Compulsory Purchase – 122-128 Colley Gate

Project Details

122-128 Colley Gate comprised a semi-derelict Victorian terrace of shops with upper floors, located in a high profile location fronting onto the A458.  128 was already in Dudley Council ownership and full site amalgamation was required to facilitate delivery of a residential development proposed to be progressed direct by the Council.

Our Approach

Thomas Lister were appointed as the project lead, to provide a full CPO acquisition service which was facilitated through working with specialist solicitors under a sub-contract arrangement.  Initial valuation advice was provided, negotiations were undertaken, the CPO was progressed through service of notices, land referencing and CPO Plan preparation, preparation of Statement of Reasons and preparations for Inquiry.  Ultimately all interests were acquired in advance of the scheduled inquiry which was therefore not required.

Results

The required interests were successfully acquired within budget and in advance of CPO confirmation, such that the scheduled Inquiry was not requried.  The properties have subsequently been demolished and the site cleared in readiness for redevelopment.
